As the City plans to grow from 5,000 residents to nearly 20,000 over the next 2 decades, there has never been a better opportunity to become a part of this vibrant community. The City’s growth has been carefully planned in association with two Master Planned Developments, which include a diverse mix of uses ranging from residential, commercial, office, light industrial, retail, educational, civic, recreational, and open space over a combined 1,500 acres.
Between both Master Planned Developments, it is anticipated that approximately 6,000 dwelling units and 1.15 million square feet of non-residential development will be constructed over the next 2 decades. Land use entitlements for individual parcels within the developments are already underway. In 2017, the first vertical construction within the Ten Trails Master Planned Development was approved by the City along with permits for more than 200 residential units and 15 acres of mixed-use commercial/office space. But by the end of 2019 there were only 155 homes sold with several hundred more permits issued.
The City of Black Diamond is a historic mining town with small-town character and hospitality. As the Master Planned Developments continue to grow, the rest of the City will also see new residential and commercial developments. With its mix of historic roots and modern planning principles, Black Diamond is a unique community that offers opportunities for development at all scales. In addition to its unique character and location, Black Diamond has a high quality of life for its residents. Close proximity to various recreational amenities such as Lake Sawyer and its Regional Park, Flaming Geyser State Park, and the Black Diamond and Henry’s Ridge Natural Areas reinforce the community’s ties to nature. Even more recreation opportunities are located within short driving distance. Community events such as Miner’s Day, Labor Days, Holiday Tree Lighting, and Hometown Christmas bring the City together reinforcing a strong community spirit.

Located approximately 30 miles from Seattle and Tacoma, and approximately 25 miles from Sea-Tac Airport, the City enjoys close access to the I-5 and I-90 corridors. The City’s transportation network includes SR169, SR167, SR18, and SR516.
In addition to these existing major thoroughfares, multiple transportation upgrades are planned in association with the Master Planned Developments to enhance and optimize travel times.
